Alaska Done Right. The Kasilof River rises blue and cold out of Tustumena Lake, cuts through miles of the Kenai National Wildlife Refuge, and along the way carves a long gravel bend the locals call Hong Kong Bend, one of the finest fishable stretches on the entire river. It is here, reachable only by boat (20 minutes down stream from the Tustumena Boat Ramp) in summer or by snowmachine across a 3.5 mile winter trail from Yukon Road, that Kasilof River Fish Camp sits as one of just a handful of private inholdings inside the refuge, and the only property on the upper river with the comfort of flush toilets. Step off the boat and you are already somewhere else entirely: The annual summer sockeye return averages 1.2 million reds. Coho pushing through in the fall, steelhead threading the current in spring and fall, kings, rainbow, dolly varden, and whitefish rounding out a fishery few people ever get to see, let alone own. What has been built here over the years reads like a small, self-sufficient village more than a single cabin. The main lodge, newly reroofed and freshly stained, sleeps four around a queen bed and a hide-a-bed couch, warmed by wood stove and propane, powered by 12K of solar and backed by three generators, two of them new this year. A few steps away, the middle cabin, recently expanded with a new addition, foundation, and windows, offers two private bedrooms of its own. Down the path, the end cabin sleeps four more beneath a new metal roof. Between them stands a water tower with its own filtration system, a smokehouse built to hold twenty sockeye, a sauna, a greenhouse, and a fire pit ringed with gravel and a picnic table, the whole operation stocked with two years of split firewood and ready to welcome guests the day the keys change hands. And the offering does not end at the river. A separately listed (MLS 26-11121) 4.04 acre parcel on Byington Road is also available, a foothold on the refuge's edge that cuts the winter snowmachine run down to thirty minutes and opens the door to a year round home, storage for boats and gear, or additional cabins down the line. This is a property that has already proven it can wear many hats. It has hosted honeymooners and multigenerational family reunions, guided sockeye trips and quiet solo retreats, it sits at the heart of Game Management Unit 15B, with a legal bull moose taken right in the yard as recently as 2024. From a boat, hunters can reach 5B, neighboring Unit 15C, and the moose grounds around Tustumena Lake. Hunting opportunities are numerous with black bear open all season and brown bear in the fall. The property location and surrounding refuge holds strong potential as a trapline for beaver, river otter, lynx, marten, fox, coyote, mink, weasel, and ermine. Whether the next owner runs it as a full guiding operation, keeps it as a private family camp, or something in between, the bones are already here. A 2022 Grizzly Tracker with a 25 horsepower jet, a 2026 Wooldridge 20 foot Alaskan XLT with a Yamaha 150 Vmax jet, a 2025 Ski-Doo Tundra LE 600 EFI, and an older Arctic Cat Powder Special are all available for additional consideration, giving the next owner everything needed to be on the water or the trail from day one.
